Here's What A $1,000/Month Apartment Looks Like In Every Montreal Borough

From studios to three-bedroom apartments.

Apartment-hunting season has already begun in Montreal and thousands of people are now in the processing of choosing their dwelling. While the city is a bastion of affordable living in North America, prices vary greatly across its sprawling area.

To help you out with your hunt, we've compiled this list of $1,000/month apartments recently listed in each of Montreal's 19 boroughs. The boroughs each have their own identity, advantages, and qualities of life. The apartments on this list are, for the most part, characteristic of available apartments in each area of the city.

Not included on this list are apartments in the independent municipalities in the West Island and enclaves like Westmount and the Town of Mount Royal, which are municipalities surrounded by the city of Montreal.

So that landlords don't get a deluge of visit requests and because many of these listings are likely to be scooped up quickly, we have also not included explicit links to apartment listings. The list below is intended to provide only a general idea of value in each borough.

This apartment is bright and clean with a sizeable, modern kitchen and bathroom. Hot water and heating are included in the rent. The apartment is close to a commuter train station. The landlord asks that only "SERIOUS PEOPLE WITH A STABLE JOB AND GOOD CREDIT" reach out.

Anjou

This spacious apartment has two balconies, a fireplace, and washer and dryer units. It is located conveniently near the Galeries d'Anjou shopping centre (where a blue STM line extension is planned). The apartment is about a 30-minute walk from Honoré-Beaugrand station on the green line but near several bus stops.

Côtes-des-Neiges-Notre-Dame-de-Grâce

Right off Sherbrooke, the main commercial thoroughfare of NDG, this "cute" apartment has two bedrooms, a dual living/dining area, and balcony. Tenants will have easy access to the bus to Vendôme metro station.

Île-Bizard–Sainte-Geneviève

This borough consists almost entirely of suburban, single-family homes, townhouses, and condos. Rental properties are therefore scarce. This trailer is the only unit for rent for around $1,000/month that is easily locatable across all standard real estate websites. Its interior features all modern finishes. It also includes a small shed and adjoining porch.

Lachine

This gorgeous, renovated apartment in Lachine has two bedrooms, a spacious living room, a washing machine and dryer, and private terrace. Tall windows and bright walls make the space feel homey. The apartment is rather far from public rail, however.

LaSalle

This apartment is actually directly on the border between the boroughs of LaSalle and Verdun. The second-floor unit has two private balconies and views of the Saint Lawrence River. The hardwood floors are a definite plus.

Mercier–Hochelaga-Maisonneuve

This apartment is in the neighbourhood of Tetreaultville in the northernmost corner of the sprawling Mercier-Hochelaga-Maisonneuve. Apartment sizes and prices differ greatly across the borough. This apartment is a great value because of its distance from the metro and location in a more residential area. The size and modern finishings of this apartment make it worthy of this list.

Montréal-Nord

This bright apartment has three bedrooms and an adorable kitchen. There are two private balconies but no access to the back yard, though sipping coffee on the back balcony while looking over that verdant lawn sounds really nice. It is a five-minute walk to the St-Léonard train station and near several bus stops.

Outremont

Outremont seems to have a very competitive apartment market because listings are few and far between. This small walk-up apartment is blocks from the Outremont blue metro line station and also near the trendy Mile End. A renovated kitchen and panelled walls make it functional but cozy.

Pierrefonds-Roxboro

This distant borough extends along the shore of the Prairies River and includes the Cap-St-Jacques nature park, the largest park in Montreal. Like Île-Bizard–Sainte-Geneviève, Pierrefonds-Roxboro is mostly suburban with few rental properties. This quaint apartment is part of a large complex.

Plateau-Mont-Royal

This cramped apartment at the east end of the popular Plateau-Mont-Royal borough is full of charming architectural details that make it feel grand. It has two balconies and, according to the listing, "one small bathroom (classic Plateau!)."

This apartment is blocks away from the Beaubien orange metro line station and the St-Hubert plaza shopping thoroughfare. Marché Jean-Talon is also only about a 10-minute walk away. The bedrooms (one especially) appear quite small, though large enough to fit some essential furniture.

Saint-Laurent

This loft apartment features enormous windows with sweeping views of the surrounding area. The pictures speak for themselves.

Saint-Léonard

This giant, clean apartment has three bedrooms, wooden floors, and a huge eat-in kitchen. According to the listing, it is "ideal for a couple or elder" but it could also be great for a group of roommates (split three ways the rent is only about $317). Though it is across the street from a pharmacy, potential tenants would be sacrificing proximity to the epicenters of Montreal cultural production — St-Léonard is a mostly residential borough.

Le Sud-Ouest

The quickly-gentifying South West has one of the most competitive rental markets in the city. That fact is demonstrated by the scarcity of listings on Kijiji. There are more Kijiji ads from people looking for an apartment in the South West than actual apartment listings. This charming apartment in the trendy neighbourhood of St-Henri is actually only available to sublet for a few months, but the listing gives a good idea of what is available in the borough. It has a balcony, washer, and dryer.

Verdun

This apartment is in a typically-Montreal three-storey, brick apartment building. It is a five-minute walk from the Verdun green line metro station and rue Wellington, a dense, bustling, and trendy commercial street. Also nearby is the Lachine Canal and bike path that leads all the way to the Montreal Old Port. The apartment even features stained-glass windows!

This downtown studio apartment is near Concordia University and right off rue Ste-Catherine. The apartment has all modern details and appliances. But the selling-point is definitely that view.
