This Is What $500,000 Homes For Sale Look Like Across Montreal
A cross-section of real estate in the city.
- Below is a list of 18 for between $470,000 and $500,000.
- This list represents a cross-section of real estate in the city.
- While some boroughs offer entire homes for this price, in others, only small studios are available.
Montreal real estate is steadily increasing in price. Though the city has long held out against the inflated prices that plague its Canadian peers, foreign investment, a construction boom downtown, and gentrification are driving up costs. It's getting more and more difficult to make that first property investment. So residents interested in buying should probably do so sooner rather than later. To simplify the search, we've compiled below 18for a reasonable $500,000.
These homes represent a cross-section of real estate in the city of Montreal. $500,00 can get you a 4-bedroom single-family home in some boroughs and just a small studio condo in others.
It's clear that some neighbourhoods give you much more bang for your buck. Look to Pierrefonds, Sainte-Geneviève, and Hochelaga for some of the largest homes. Condos in the Plateau, downtown, and Sud-Ouest, meanwhile, come with a premium.
This list focuses on the municipality of Montreal, so homes in on-island suburbs and enclaves like the Town of Mount Royal and Westmount were not eligible.
Each point on this list includes a photo of the home exterior, asking price, a short description of attractive property features, and a link to a full listing, where more images and details are available.
Note that these listings are subject to change at any point and will disappear when homes are sold.
An Entire Friggin' 4-Bedroom Home In Roxboro
This enormous home with exposed wood beams, fireplaces, and several living spaces is right by the water and blocks away from a future REM station. A large, gorgeous home with easy rapid transit access? Yes, please.
Enormous 5-Bedroom Home With An In-Ground Pool In Sainte-Geneviève
If you want a lot of bang for your buck, the suburban neighbourhoods of Pierrefonds, Roxoboro, and Sainte-Geneviève are the places to look. Every room in this home is larger than your typical Plateau or Sud-Ouest apartment and you can't beat that curb appeal.
Riverside Colonial Home In Sainte-Geneviève
This home is special. The colonial dwelling has stone walls, wood beams, and a cozy but spacious bedroom under its roof. There's also a clawfoot tub in the bathroom. Despite its age, the living space appears to be wide open. Plus, it's right on the water.
Very-80s 2-Bedroom In Ville St-Laurent
This sunny home may be in a St-Laurent tower, but its 80s decor is super fun. Everything is big: the closets, the sunroom, even the front door. Residents also get access to building amenities, including an indoor poor and gym.
NDG 3-Bedroom With A Fireplace
I mean, just look at that fireplace and all the wood moulding. The cozy kitchen with plenty of counter space is also a selling point.
4-Bedroom Near The Water In Lachine
This is another home near future transit developments; buying now means you'll eventually have access to the "pink line tram" that will connect Lachine to downtown and likely multiply home values.
Retro Verdun Duplex With Opportunity For Commercial Enterprise
This building is right on trendy rue Wellington and features ground-floor commercial space, great for a rental opportunity or starting the small business of your dreams. The retro kitchen with yellow walls and black and white floor tiles is also pretty fun.

In this home, old wooden wall panels, beams, and brick walls have become focal points and design features (look at that dramatic wall in the living room!). Plus, you might never leave that beautiful kitchen.

Though the exterior is pretty unassuming, the inside will blow you away. A winding staircase leads to a loft space with a view of the giant living space below! A hidden gem in the Village.
Airy 3-Bedroom In Hochelaga
This home, a block and a half from Joliette green line station, has French doors and access to a backyard terrasse. The kitchen may be small, but the sizable living space makes up for it.
Drop-Dead Gorgeous Plateau 3rd Floor 3-Bedroom
It doesn't get more Plateau than this. The kitchen is lethally gorgeous.
Modern 2-Bedroom In Little Italy
This narrow, vertical condo is peak urban living. Modern features, white walls, and an abundance of windows keep it bright despite its width.
Anjou 3-Bedroom Home With A Garage
Now we venture out into the suburban boroughs where housing developments are the norm. This home is next to dozens just like it. But what it lacks in charm it makes up for in space and ease. Take a look at that back terrasse and yard.
Ahuntsic 3-Bedroom With A Finished Basement & Large Backyard
Homes like these are typical in Ahuntsic, but few have basements and yards like this.
Compact 3-Bedroom With A Back Patio In Montréal Nord
This property perhaps above all else presents a great rental opportunity. There are three units in the building with little need for updates.
