Finding a reasonably priced condo in Montreal is harder than ever. Since the price of real estate keeps rising, if you're looking to buy, it looks like the time is now. Or it may have been yesterday. 

Gone are the days of purchasing a cute one-bedroom in a sought after neighbourhood for less than $300,000. Now it seems like that number is a lot closer to $500,000 if you're looking at one of Montreal's main boroughs that are walking distance to a metro station. 

While The First-Time Home Buyer Incentive will help Quebec residents purchase their first home, it can still be a lot of down payment money to come up with. 

With that in mind, we took a look at some of Montreal's cutest condos for sale right now that are the best value for the money; close to all amenities including transit, were under $400,000, and didn't need any major renovations (minus cosmetic changes). 

We also did not include basement suites. While many basement units don't give off that dungeon feel anymore and can be substantially cheaper, they are often more difficult for resale value. 

The good news is that Montreal is not short on condo charm. These 20 condos all have are a must-see if you're looking to buy! Or just looking. 


4420 Rue Drolet (Plateau) 

Cost: $349,000

On one of the cutest streets in the Plateau sits this one bedroom open concept condo. The brightly colored Victorian facade is enough to sell us.

Cost: $399,000

Yeah it has 'character,' but don't let that dissuade you. It's minutes from Mont-Royal metro station but located on a quiet part of Berri. Location, location, location.
