If you're thinking about moving, upgrading, or just curious about where your city stacks up in the rental rat race, the latest figures could sway where you want to sign your next lease. Rent in Quebec is all over the map this spring, from surprising spikes in Gatineau to the more predictable pains of Montreal's market.

According to the National Rent Report by Rentals.ca and Urbanation, Canadian rents have seen an 8.8% increase, with the average rent reaching $2,181 as of March 2024. That's a step down from the feverish 10.5% increase seen in February, and a minor relief of 0.6% month-over-month, attributed to seasonal adjustments and a cooling demand in Canada’s priciest cities.

Recent data from the National Rent Report by Rentals.ca and Urbanation shows that out of 35 cities analyzed for average rent prices, Montreal took 21st in the country for rising rent costs.

Landlords were asking for an average of $1,544 in rent for one-bedroom Montreal apartments in November, up 0.7% in the last month and 2.9% in the last 12 months, according to the latest rent report from Rentals.ca and Urbanation. Other Canadian cities have fared far worse. Montreal was only the 25th most expensive market in the country.

Cities in Ontario make up the bulk of the list's top spots. Provincewide, listed rents for one-bedroom units have increased by a whopping 17.7% year-over-year, compared to only 3.3% in Quebec, the report states.

In case working didn't make you sad enough, the February 2022 Rental Market Report from the Canada Mortgage and Housing Corporation (CMHC) suggests the ability to simply afford a Montreal rental apartment is requiring more work hours.

As of October 2021, a Montreal-area resident making the average wage had to work 105.8 hours a month in order to not spend more than 30% of their gross income on rent for an average two-bedroom apartment. That's almost three hours more than they had to work in October 2020 (102.9 hours). As a benchmark, CMHC notes that 150 hours a month (or 37.5 hours a week) is considered full-time.
