As Montreal rent costs continue to climb, finding a reasonably priced apartment in the city has become a serious challenge.

With a small uptick from last year, Zumper's latest Canadian Rent Report calculates that the average one-bedroom apartment in Montreal now sets tenants back a little over $1,700 per month. Meanwhile, two-bedroom units have a median price of $2,200, making Montreal the seventh-most expensive Canadian city to find an apartment in.

Ah, Montreal rent. Paying rent is a pain point for many of us, especially when it takes up such a huge chunk of our monthly budget. Finding an affordable apartment in a good neighbourhood—with perks like modern fixtures and free parking—feels like hitting the jackpot. But in Montreal, that's becoming tougher as rental prices just keep increasing.

While rental costs have dropped in cities like Toronto and Vancouver over the past three months, Montreal landlords apparently didn't get the memo.

Renters in Montreal are feeling the pinch as they face rising costs, mirroring a trend across Canada. Montreal rent has seen prices for both one and two-bedroom apartments climb. The median for a one-bedroom reached $1,590 in October, while a two-bedroom now costs $2,100, according to the new Zumper Canadian Rent Report.

Drawing on data from over a million active listings, Zumper paints a picture of the current rental landscape in Canada's top 100 cities by population, including trends in Montreal. The latest data suggests a pause in the rate of rent increases could be on the horizon, based on a pattern observed nationally over the past two months.

With Montreal's average listing rent exceeding $1,600 this year, your chances of finding a home for less may be dwindling. But that doesn't mean there aren't cheaper apartments out there, though they might not be downtown or in Westmount. For those who are comfortable sharing a home with a stranger, the prospects are a little better, but this list is primarily composed of apartments meant for one person.

The size, and frankly, the quality of each apartment will vary by area and price point, but we stuck to places at or under the $800 threshold to see what's out there at half the average rent. Peruse these available rentals to get a glimpse of what renting really looks like for those who aren't on software dev salaries, or just to think about how lucky you are to live in that Parc La Fontaine-view walkup.

Quebec, like the rest of Canada, has not been spared the crushing effects of inflation, especially when it comes to housing. The average cost of rent in the country just exceeded $2K for the first time ever, while Montreal's citywide average is inching ever closer to that figure.

A December report by Rentals.ca that ranked Canadian cities on the basis of rent found (unsurprisingly) that Vancouver and Toronto were at the top of the list. Quebec's most expensive city was less expected.

Quebec's housing tribunal released their proposed rent increase for 2022 on Wednesday – and, in a province where rising rents have been an ongoing concern, it immediately sparked debate between landlords and renters' associations.

According to the Tribunal administratif du logement's (TAL) recommendation, rental prices that don't include heat should go up by 1.28%. This percentage increases if heating is included in the rental price: 1.34% for electrical heating, 1.91% for gas, and 3.73% for heating oil.
